Cold plunge and sauna in Pattaya: towers on Jomtien, villas on Pratumnak and salt in the air

Three kinds of site along one bay

1. The tower. A podium room, a rooftop terrace or a spare store room on Jomtien, Wongamat or Pratumnak. Lifts, slabs and a juristic person decide everything; see condos and residences.
2. The hillside villa. Pratumnak and the hills behind the bay, with views of the lights: a glass cabin facing the view, a plunge pool in shade.
3. The club or the hotel. Muay Thai gyms, fitness clubs and hotels with a shared cold pool for the post-session queue; see clubs and hotels.

What the weather does here

Source: Thai Meteorological Department 1991-2020 normals, Phatthaya station (59 m); the coastal Sattahip station shows an April mean afternoon high of 34.2 °C. Chon Buri province recorded about 10.7 million foreign visitors and 79 percent hotel occupancy in 2025 (Ministry of Tourism and Sports provincial statistics); those figures describe the market, not a return on a sauna.

Towers: slab, lift, wind

On a rooftop the questions are structural and meteorological: the roof slab and its waterproofing, the lift route for panels and crated glass, and wind loading on a glass balustrade and a lightweight cabin. A podium room has the same slab question and a gentler wind. Either way, the plant needs ventilated air and an exhaust path that does not blow into a neighbour's balcony, and the committee needs the two-page dossier; the Bangkok case note is the template.

Delivering to a tower: the lift booking and the night window

A Jomtien tower runs lift bookings for moves, and heavy deliveries run at night under the building's rule. We ask for the service lift's inside dimensions and its booking procedure at layout stage, then pack the cabin as numbered panels that stand on edge, carry the glass crated separately and bring protective boards for the lift walls and the corridor floor. A typical podium job is six days on site, with a curing day before the mosaic.

Clubs and gyms: the post-session queue

Pattaya's Muay Thai camps and fitness clubs share the problem of every club: a dozen people finish at once and want the same pool. A shared pool of 1,100 to 2,400 litres on one or two chillers, a shower rule and a posted routine handle it; the clubs page has the sizing table.

Salt, sun and the first year

Within a few hundred metres of the beach, salt condenses on frames, hinges and condenser coils. We specify stainless hardware, coated coils where the plant sees the sea and a wipe-down routine after storms. City hall, the committee and the licence: what to ask

• Pattaya has its own city administration: does a small cabin, a rooftop pool or a plant niche need a permit there, or only a notification? (The Building Control Act names the mayor of Pattaya as the local officer.)
• For a tower: how does the building's general meeting of co-owners approve a change to common property, and who presents the dossier?
• For a hotel or guesthouse: does a sauna or plunge pool change the licence category?

We do not state the answers. In a condominium the Condominium Act B.E. 2522 puts construction that changes common property to the general meeting of co-owners, where one-quarter of the votes forms a quorum (Tilleke & Gibbins); the building's own regulations add the detail.
