Cold plunge and sauna in Bangkok: lifts, committees and a 35.7 °C April
Bangkok is the country's biggest market and its hardest site: towers with one service lift, juristic persons who must say yes, plant that has to reject heat into a city, and an April that averages 35.7 °C in the afternoon. We design for the building first and the sauna second.

A city of lifts, committees and quiet hours
- The lift decides the cabin. Panels are built to fit the service lift on edge; glass is crated separately and carried last.
- The committee decides the date. Common-property alterations go through the juristic person; a two-page dossier of plan, loads, power, noise and maintenance travels ahead of us.
- Quiet hours decide the delivery. Heavy moves run at night under the building's rule, with protective boards on the lift walls.
- The slab decides the pool. A 1,100 litre pool is about 1.1 tonnes of water; the structural engineer signs it off before a shell is ordered.
The condo segment page covers the approvals in more detail, and the Bangkok case note shows a 12 m² room from the first chalk line to the signed test.
Where the heat goes in a tower
The hottest month, April, averages a 35.7 °C afternoon high and the year averages about 73 percent relative humidity (Thai Meteorological Department, 1991-2020 normals, Bangkok Metropolis). A chiller needs shaded, ventilated air and a path for its exhaust, which in a high-rise means a podium wall, a roof niche or a service corridor with louvres, never a closed room. Cold pipes sweat in air like this, so lines are short and lagged, and the drain for the chiller's condensate goes to the building's system.

Who builds in Bangkok, and what each needs
- Condominiums on Sukhumvit, Sathorn and Silom. Amenity floors, podium rooms, spare store rooms, new-build and retrofit.
- Longevity and contrast clinics. A glass cabin and a small cold pool as an operational room; see clinics.
- Clubs and gyms. Padel courts, boxing and fitness clubs with a post-training pool; see clubs.
- Hotels and serviced residences. Rooftop plunge pools and spa gardens; see hotels.
- Architects and designers. Early footprints and loads for new projects; see architects.
Who supplies the power in Bangkok, and what to ask
Bangkok, Nonthaburi and Samut Prakan are supplied by the Metropolitan Electricity Authority; most of the rest of the country by the Provincial Electricity Authority (PEA's own service page). Your building's incomer and the amenity floor's distribution board decide whether a heater of 8 kW or more can be wired three-phase. For scale, the provincial utility PEA advises a 30(100) A or three-phase meter where a home wants EV charging, a load comparable to a large sauna heater. Ask the building's engineer for the spare capacity before the heater is chosen.
Questions for the district office
- Does converting a podium room to a sauna and plunge pool need a building permit from my district office, or a notification?
- Who signs the structural check, and does the building's original engineer need to be involved?
- Does the building's insurer or fire adviser need to see the heater and cabin specification?
- Are there rules on outdoor units, noise and delivery hours that bind the juristic person?
We do not state the answers: they depend on the building, the district and the day. We supply drawings, loads and the specification for every one of those conversations; sauna power in Thailand covers the electrical side.
A private balcony or a spare room
An owner who wants something small can use a solo cabin of 1.2 x 1.1 m (THB 205-275k) in a spare room or on a landing, or a free-standing ice bath tub on a balcony (THB 190-270k as a set). Both need the building's agreement for outdoor units and drains. Wet weights matter: a 420 litre tub is about 420 kg of water on a balcony slab. See ice bath tubs.
A podium room and a clinic suite, priced
A twelve square metre podium room with a 2-seat glass cabin and a small square plunge pool is THB 645k-1.04M before slab works and VAT. A clinic suite with a one-wall glass cabin and a square pool starts at THB 370-660k for the pool alone. The budget ranges page and the configurator show the components.
Can I put a sauna in my own condo unit?
Often yes, in a spare room, with the building's agreement for the electrical load, ventilation and any works. A solo cabin of 1.2 x 1.1 m fits most spare rooms. Ask your juristic person first, and send us the plan.
How do deliveries work in a high-rise?
Cabin panels travel on edge in the service lift under the building's quiet-hours rule, with protective boards on the lift walls; glass is crated separately and installed last. We ask for the lift dimensions at layout stage.
What does a cold plunge cost in Bangkok?
A small square plunge pool with its chiller is THB 370-660k; a free-standing tub set starts at THB 190-270k. A whole podium room with cabin and pool is THB 645k-1.04M. Slab and building works are itemised.
Do you build for clinics and clubs in Bangkok?
Yes. Clinics need sight lines, rails and a cleaning routine; clubs need a pool sized for the post-training queue. Both have their own page.
