Villa developers and rental managers

A villa module you can repeat, and a cold plunge your housekeeper can run in ten minutes

Developers draw a villa once and build it a dozen times; managers inherit it and run it for years. We design the spa corner for both: a repeatable module with its plant, drain and power on the villa drawings before the slab is poured, and a routine short enough for the morning shift.

Draw it into the villa, not onto the finished terrace

A spa corner is cheap to design in and expensive to retrofit. Made at drawing stage, the decisions below cost a line on a plan; made after the deck is poured, they cost a saw, a week and an argument with the pool contractor. Five items belong on the villa drawings from the first issue:

  1. The plant niche. A ventilated space of roughly 1 x 2 m within a few metres of the pool, with air in and out that do not face a bedroom window.
  2. The drains. A floor drain by the cabin door and an overflow route for the pool, so a storm cannot lift the water onto the deck.
  3. The power. The heater and chiller loads, and whether the villa's supply is single-phase or three-phase; see sauna power in Thailand.
  4. The structure. A 1,100 litre pool carries about 1.1 tonnes of water plus its shell; terrace slabs and retaining walls need to know.
  5. The sun. The pool wants the shade and the glass wants the view, and the plot's sun path decides which is which.

A scheme of twelve villas does not share twelve identical boxes: each villa has its own slope, view and sun. What repeats is the specification, the plant, the drawing conventions and the handover pack. That repetition is where a developer's time is saved, and where a manager's training pays off across the whole portfolio.

One plant per villa, or one for the scheme?

QuestionPlant per villaShared plant

For plunge pools the per-villa plant almost always wins because cold water does not like long pipes. A shared plant makes sense for a clubhouse pool; that case sits on the hospitality and clubs page.

A good routine looks like this: robes folded, display checked, cover off, in under ten minutes.

What the manager needs on day one

  • A one-page routine. Wipe the glass, check the display reads 3-5 °C, take the cover off, check the towels. We write it with the build, for your team's language.
  • A guest notice. Short rules for the sauna and the plunge pool, including the instruction to ask a doctor if in doubt and never to plunge alone after alcohol.
  • A named service contact. The warranty runs two years with a further year of assisted service visits.
  • A spare list. Seals, a probe and the few parts that wear, so a small fault does not close the amenity for a week.

The market the villa sits in, with sources

Thailand received 32.97 million international arrivals in 2025 (Ministry of Tourism and Sports, preliminary), and Phuket recorded about 10.7 million foreign visitors at 76 percent hotel occupancy (the same ministry's provincial statistics). On the supply side CBRE tracked 33 villa projects with 397 units launching in Phuket in the first half of 2025 and 18 projects with 283 units in the second. Those numbers describe a large market that keeps adding supply. They do not show what a sauna adds to a villa's rate, and we do not claim a figure; the villa-rental note sticks to what can be named.

Releasing a scheme in phases

Build the module into the first release and treat that villa as the mock-up: it proves the plant niche, the routine and the guest notice before the rest follow. Production takes six to ten weeks per batch, installation up to seven days per villa, and a quiet season window from May to October keeps deliveries clear of the peak. The Phuket and Koh Samui pages explain how the two coasts' rain calendars shift that window.

Can the module go into a villa that is already under construction?

Yes, if the slab is not yet poured or can take a core drill and a chase for the drain. Send the structural drawings and we say which of the five items are still open.

Plunge pool or tub for a rental villa?

A built-in pool. A tub is a private-home product; a rental has more users, more turnover and a different hygiene duty. A round plunge pool is THB 330-590k and is priced with its refrigeration.

What do we put in the villa listing?

Describe what is there and what it does: a glass sauna and a cold plunge pool with a posted routine. We do not give you rate or occupancy numbers, because nobody can honestly promise them.

How is the module priced for a scheme?

The villa circuit sits at THB 700k-1.1M per villa before site works and VAT. Volume terms are agreed in the contract once the specification is frozen.
