A sauna and a plunge pool in a villa rental: the numbers with a name, and the ones without
Everyone selling wellness hardware quotes an uplift. We could not find a named study for one, so this note does the opposite of a pitch: it lists the market numbers that carry a source, says plainly what does not, and gives you a way to test an amenity against your own villa.

Numbers we can name
- Thailand received 32.97 million international arrivals in 2025 and 35.55 million in 2024; January to September 2026 was 3.8 percent below a year earlier (Ministry of Tourism and Sports; 2025 and 2026 preliminary).
- Phuket recorded about 10.7 million foreign visitors and 76 percent hotel occupancy in 2025 (Ministry of Tourism and Sports provincial statistics; visitors counted per province, not additive).
- CBRE counted 33 villa projects (397 units) launched in Phuket in the first half of 2025 and 18 (283 units) in the second.
- Thailand's wellness economy was US$ 42.7 billion in 2024 and wellness tourism spending rose 36.4 percent to US$ 14 billion, 15th in the world (Global Wellness Institute, 2026).
- Global wellness real estate is worth US$ 876 billion in 2025, forecast to reach US$ 1.8 trillion by 2030 (Global Wellness Institute, May 2026).
Read together: a large, recovering-but-uneven visitor market, a lot of new villa supply to compete with, and wellness as a growing category. That is context, not proof that any amenity pays.
Numbers we cannot name
Suppliers often quote a percentage by which a sauna or plunge pool lifts a villa's rate or occupancy. We looked for a named study behind such a figure for Thailand and found none, so no percentage appears on this site. If anyone quotes you one, ask which study, which market, which year and which villas; a real study will answer in one line.
A break-even you can run with your own inputs
Nights to recover the cost = capital cost ÷ extra income per booked night. The table uses made-up uplifts to show the method; the uplift is yours to supply from your own listing history, and so is the number of nights you book.
| Extra income per booked night (assumed) | Nights to recover THB 700,000 | Nights to recover THB 1,100,000 |
|---|---|---|
| THB 500 | 1,400 | 2,200 |
| THB 1,000 | 700 | 1,100 |
| THB 1,500 | 467 | 733 |
The two cost columns are the low and high ends of our villa circuit band, THB 700k-1.1M (a 4-seat glass cabin, a round plunge pool and a teak deck). These are illustrations of arithmetic, not forecasts; add the running costs below before you decide.
Running costs to put on the other side
- Chiller: about 0.75 kW of electricity per horsepower while it runs; a 4 HP unit running six hours is about 18 kWh a day. The chiller note shows the sum.
- Heater: its kilowatts times the hours at full power; an 8 kW heater at full power for forty minutes is about 5.3 kWh.
- Water and chemicals: filtration, UV or ozone, top-ups and a drain-and-refill schedule.
- Housekeeping time: about ten minutes a day on our routine, which is a labour cost even when it is one person's existing shift.
- Service: a first-year service visit comes with the build; later visits are yours.

What to track instead of trusting a percentage
- Enquiries that mention the sauna or plunge pool. Add a line to your enquiry form or ask on the first message.
- Review mentions. Count them by season, not by star.
- Lead time and length of stay. Compare the same weeks before and after for the same villa.
- Comparable listings. Note which competing villas show a cold plunge or sauna and what they charge.
- Incidents and complaints. A neglected cold pool is a negative; log it.
Describe it, do not promise it
In a listing, say what is there and how it is run: a glass sauna and a cold plunge pool, with a posted routine and safety notice. Do not promise health outcomes, and keep the doctor-first notice visible. The villa developers page and the pool villa hub cover the specification and the housekeeping routine.
The guest's side: photographs, rules and the first night
A guest meets the amenity three times: in the listing photographs, in the welcome message and at the pool at nine in the evening when nobody from the office is there. Photographs should show the real thing at its best light; the welcome message should say how it works in four lines; and the notice at the pool should be the same four lines on a waterproof card. Put the doctor-first line on it and a contact number for the villa manager.
Insurance and liability: a question for your insurer
A rental with a plunge pool and a heated cabin has liabilities a rental without them does not. We do not state what any policy requires, because it depends on your insurer and your licence. Give your insurer our specification, the safety notice and the routine, ask in writing what they need and keep the answer with the villa's file. The hospitality page lists the questions operators ask.
Between guests: who resets the pool?
The cheapest amenity is the one that is easy to reset. Between stays the housekeeper checks the display, wipes the glass and the rim, replaces towels and robes and covers the pool; a technician visit is needed only when the display strays from 3-5 °C. If your villa turns over every third night, write the reset into the housekeeping checklist next to the beds and the kitchen, with a photograph of what finished looks like.
Will a sauna and plunge pool raise my villa's nightly rate?
We cannot say, and nobody can without your own data. The break-even above lets you test it against the uplift you believe you can charge, then track the result.
Is the Global Wellness Institute data about villas?
No. It describes the wellness economy and wellness tourism spending of the country, not villa rates. It shows the category is growing, nothing more.
What does a villa circuit cost?
The villa circuit band is THB 700k-1.1M before site works and VAT; a plunge pool alone is THB 330-590k. See budget ranges.
Who maintains it between guests?
Your housekeeping team, with our one-page routine: wipe the glass, check the display, take the cover off, check towels. A monthly technician visit covers the plant.
